Data description

Data on prices of agricultural land refer to the contracting prices of agricultural land sold in Slovenia in the reference year.

Data on rents for agricultural land refer to the contracting rents for state-owned agricultural land rented in Slovenia in the reference year.

Transactions with arable land and permanent grassland sold in Slovenia in the reference year by private owners or estate agencies in free trade for further agricultural use were included. In this connection the following transactions with agricultural land were excluded:

- Speculative transactions with agricultural land (more than one sale of the same agricultural land in the calendar year, extreme prices of agricultural land)

- Transactions with small areas of agricultural land (under the defined threshold, i.e. 0.1 hectare)

- Transactions with agricultural land with a building on it and

- Transactions with agricultural land with mixed land use

Agricultural sector: transactions with arable land and permanent grassland sold in Slovenia in the reference year by private owners or estate agencies for further agricultural use were included. Transactions with areas of agricultural land less than 1,000 m2, as well as transactions between relatives (also inheritance) and sales for non-agricultural purposes (lifestyle buyers, kitchen gardens, construction sites, etc.) were excluded. Excluded were also transactions with agricultural land with mixed land use or with building(s) on it.

Rents for the reference year for state-owned agricultural land managed by the Farmland and Forest Fund of the Republic of Slovenia were included. In this connection only rents for small areas of agricultural land (under the defined threshold, i.e. 0.1 hectare) were excluded.

Agricultural sector: data on rents for requested land use of agricultural land (arable land and/or permanent grassland) on areas of at least 1,000 m2, irrespective of the length of the rent contract, were taken into account.

Data on prices were verified with the generalized software tool at our Office, so-called “MetaSOP”, which automatically checks the data by defined criteria and marks the inappropriate data records. Controls of data are the following:

 

  • first by land use, in general (other transactions, except with agricultural land which could be arable land, hops or permanent grassland, are excluded) then

     

  • by the number of sales of the same agricultural land within a calendar year (more than one sale of the same agricultural land within the calendar year - speculative transactions with agricultural land are excluded) then

 

  • by the size of agricultural land (threshold: 1,000 m2) then

 

  • by detailed land use (parcels with mixed land use on the same parcel are excluded) and finally

     

  • by the by the price level (extreme prices, compared by particular land use of agricultural land within the same statistical region, are excluded).

As agricultural land prices, data on agricultural land rents from the ORACLE database were in the later stage also verified with the generalized software tool at our Office: “MetaSOP”. But due to the receipt of detailed data on agricultural land rents from the administrative data source and the fact that many parts of one parcel can be rented at the same time, within the “MetaSOP tool” these data could be controlled only:

  • by the completeness of data and then

  • by the size of agricultural land (threshold: 1,000 m2).

Data compilation process 

For calculating average annual prices of agricultural land only parcels of at least 1,000 m2 were included. Methods of calculation of average annual prices:

 

  • for statistical regions (NUTS 3 level): simple arithmetic mean of prices for m2 of arable land/permanent grassland. Calculated average prices of arable land/permanent grassland for statistical regions were then converted into prices for 1 hectare;

     

  • for cohesion regions (NUTS 2 level): weighted arithmetic mean of average annual prices for 1 hectare of arable land/permanent grassland of statistical regions. Weights correspond to data of the latest Farm Structure Survey (FSS), i.e. currently on the area of arable land/permanent grassland of statistical regions in 2016;

     

  • for Slovenia (NUTS 1 (0) level): weighted arithmetic mean of average annual prices for 1 hectare of arable land/permanent grassland of cohesion regions. Weights correspond to data of the latest Farm Structure Survey (FSS), i.e. currently on the area of arable land/permanent grassland of cohesion regions in 2016.

In the calculation of average annual rents for requested land uses of agricultural land only parcels and parts of parcels of at least 1,000 m2 were included. Methods of calculation of average annual rents:

  • for statistical regions (NUTS 3 level): simple arithmetic mean of annual rents for m2 of: 

    • arable land

    • permanent grassland

    • arable land and permanent grassland, total

      Calculated average annual rents of agricultural land for statistical regions were then converted into rents for 1 hectare of agricultural land; 

  • for cohesion regions (NUTS 2 level): weighted arithmetic mean of average annual rents for 1 hectare of “arable land and permanent grassland, total” of statistical regions. Weights correspond to data of the latest Farm Structure Survey (FSS), i.e. currently on the rented area of agricultural land of the statistical regions in 2016;

  • for Slovenia (NUTS 1 (0) level): weighted arithmetic mean of average annual rents for 1 hectare of “arable land and permanent grassland, total” of cohesion regions. Weights correspond to data of the latest Farm Structure Survey (FSS), i.e. currently on the rented area of agricultural land of the cohesion regions in 2016.
