3.1. Data description
  Land prices  Land rents
Data description

There are almost no sales of land in Norway, which is why only the land rents are reported.

We report the renting price per hectare for the types of arable land of good quality for cultivation of grasses, cereals, field-grown vegetables/berries and potatoes.

The observation unit is municipality. The NAA regions are considered better adapted to the agricultural conditions in Norway than the statistical regions.

The number of municipalities differs somewhat from one year to another, but the responding municipalities are quite stable and all regions are satisfactorily covered.

The area of agricultural land varies a lot between Norwegian municipalities, and so does area of rented agricultural land.

Definition of the land price values

  Land prices  Land rents
Definition of the land price values

No price statistics, see 3.1.

The price of agricultural land (arable land, permanent grassland) is the price paid by the holder in free trade without deduction of taxes or levies and without the inclusion of subsidies. In practice, this means the actual price agreed upon by the transactors. Any taxes that the landlord may have to subsequently pay as a result of renting the land, such as capital gains tax, would not be deducted from the price.

The costs of transferring ownership (therefore lawyer's fees, registration taxes and real estate) are excluded from collected selling/purchase price of agricultural land? No Not applicable.
The value of deductible VAT is excluded from the price of agricultural land? No Yes
The entitlements related to the land are excluded from the collected selling/purchase/renting price of agricultural land? No Yes
The value of any buildings or dwellings situated on it and any other expenses related to other assets except the agricultural land (current maintenance expenditure on buildings, buildings insurance, depreciation of buildings, rents paid for the professional use of non-residential buildings etc.) are excluded from the price of agricultural land? No Yes
The value of any monetary compensation received by farmers for the sales/acquisition of the Utilized Agricultural Area is excluded from the collected selling/purchase price of agricultural land? No Not applicable.
The value of any inheritances transfers related to the sold/purchased land is excluded from the collected selling/purchase price of agricultural land? No Not applicable.
If you have replied NO to any of the above questions explain the reason why.

Because of the colder climate in Norway, the harvesting season is short. All crops (or the vast majority of them) must be sawn in spring/early spring and harvested latest in the beginning of autumn. There are very few exceptions, but they are small in comparison with the rest. This means that all agreements have to be signed before sawing can begin. Agreements signed after we gather the data are for the next season.

The Norwegian Agriculture Agency (NAA) has been working out annual statistics on rent prices since 1987. These statistics cover a selection of important crops and are based on expert assessments. Statistics Norway has decided not to establish an annual survey based on direct observation subsequently a pilot survey on land rent statistics, and delegated the task to NAA. Norwegian Agriculture Agency

For additional information, I refer to Pilot survey on land rent statistics by Ole Rognstad and Tora C. Löfgren from 2015.

The renting price per decare for each responding municipality is an arithmetic average of the types of arable land of good quality for cultivation of grasses, cereals, field-grown vegetables/berries and potatoes. This renting price is weighted with the total rented agricultural land for each municipality. Due to the absence of exact information on rented area for each type of arable land mentioned above, the basis for the weighting is the total rented land per municipality. The absolute renting price may be biased but provided that the responding municipalities are quite stable over time, the changes over time would be reliable. The price of rented permanent grassland is weighted with the total rented land per responding municipality.

Is the aggregation at country level carried out in accordance with the EU Target Methodology?  No Yes
