Data description

The agricultural land price statistics provide the price of one hectare of free agricultural land during the reference period (a calendar year).  At the basis of the calculation of the price of land are the transactions in the property register of the Database of Tax Authority on Property Transfer (Municipal Tax on Real Estate Transactions - IMT), supplemented with information from the agricultural census and Farm Base.

The average rent price of agricultural land (Euro per hectare) represents the average annual rent price, expressed in euros per hectare, for agricultural land (including arable land and grassland) at the regional level (NUTS 2). The calculation of agricultural land rent is based on data from the agricultural sector, using a weighting system derived from the agricultural census and Farm Structure Survey (FSS) data. It is updated by the official annual rent update coefficient to ensure consistency and accuracy.

According to the market price concept, the price of agricultural land (arable land, permanent grassland) is the price received/paid by the holder 

As defined in Commission Implementing Regulation (EU) 2023/1579 of 31 July 2023, which lays down rules for the application of Regulation (EU) 2022/2379 on agricultural price statistics, agricultural land rent means: 
The value agreed between an agricultural holding and a landowner for renting land for agricultural use for one year. This value includes related levies/taxes and payments in kind (valued at the current year’s price), and excludes entitlements linked to the land, deductible VAT, rentals of buildings or dwellings located on the land, and any other expenses related to assets other than agricultural land (such as maintenance costs for buildings, building insurance, depreciation of buildings, and rents for professional use of non-residential buildings).

Selection criteria
For the determination of the agricultural land prices the traded parcels are selected on the following characteristics: grassland or arable land, cadastral transaction; full ownership; no buildings; area parcel larger than 0.5 hectares. Excluding extremel prices:extremely high and low prices are ruled out.
 

Validation procedures include systematic outlier detection and review. Additionally, data are submitted for consultation and verification by the competent national agricultural authorities to ensure accuracy and consistency.

The requested information is selected from the land transaction database(Database of Tax Authority on Property Transfer (Municipal Tax on Real Estate Transactions - IMT) , which is created by combining the following data sources:

  • Cadastral map (not available for all regions)
  • Agriculture Census and Farm Base

The calculation of agricultural land rent is based on agricultural sector data, using a weighting system derived from Agricultural Census and Farm Structure Survey (FSS) data. These values are then adjusted annually using the official rent update coefficient to ensure accuracy and consistency over time.
