Data description

Data was obtained from the register of real estate transactions from the National Land Survey of Finland. This register contains prices per hectare (EUR/ha) of property sales in sparsely populated areas. At least 95% of the total area must be arable land. Purchase area is at least 2 hectares and purchase price is between EUR 1,000 and EUR 26,000.No transactions between relatives is included.

Data was aggregated by calculating a weighted average using the regional (NUTS II) average rent and the information on area (NUTS II) provided by the latest data from the Farm Structure Survey (FSS).

Definition of the land price values

The price of agricultural land (arable land, permanent grassland) is the price received/paid by the holder in free trade without deduction of taxes or levies and without the inclusion of subsidies.

The price of rented agricultural land (arable land, permanent grassland) is the price paid by the farmer without value added tax. If the renting price was paid by means other than cash the price was estimated.

The costs of transferring ownership (therefore lawyer's fees, registration taxes and real estate) are excluded from collected selling/purchase price of agricultural land? Yes Not applicable.

Data is collected from agricultural holdings.

Observation unit 

The observation unit is the price of one hectare of agricultural land sold/purchased for agricultural use.

In Finland, we have only one category of land for which prices are observed, because the area of permanent grassland is below 5 per cent of utilized agricultural land.

Transaction-specific data is obtained from the register maintained by the National Land Survey of Finland.

So far data is obtained from FADN (in Finland from Taloustohtori). Data for year 2016 was collected by a sample survey in the context of the annual yield survey in autumn 2016.

The data source FADN has been validated by comparing it to results of survey on farms. At the level of the whole country, the rental price was quite the same.
